JOB SCOPE
|
The Operations Manager, working closely with and reporting to the Managing Director, will be responsible for Operations at M. Peace Plaza.
|
Responsibilities
|
- Responsible for the operation and upkeep of all building systems including mechanical, electrical plumbing, structural systems and building life safety equipment and systems
- Responsible for the grounds and buildings including all maintenance and housekeeping, and public and tenant safety
- Conduct regular inspections of all phases of the property operations
- Maintain files and records for the operations department
- Oversee, train, and administer the operations staff
- Supervise contractors and trades
- Administer the emergency response program and update Tenant and Staff manuals
- Coordinate Service Providers Agreements & Specifications
- Write specifications and tendering documents for construction and capital projects
- Review, approve and oversee tenant construction projects to ensure building standard compliance. Review all tenant design plans and approve
- Establish a program of scheduled preventive maintenance
- Ensure tenant service calls are responded to and addressed quickly and efficiently
- Promote owner/tenant goodwill by following up on requisitions and work orders to ensure corrective action has been taken
- Ensure optimization of site energy management and recycling programs
- Monitor and maintain all on site tools and equipment
- Create and administer the operations budget ensuring that expenditures are kept within budget guidelines while maximizing the full value of the expenditure
- Assess and provide long-term planning reports for capital expenditures
- Maintain and foster professional relationships with tenants
- Ensure that the Managing Director is informed on all aspects of operations
- Attend to emergency calls and communications on a 24 hour basis

Sustainability
- Working with the Managing Director, set targets and goals for energy efficiency, greenhouse gas emissions, water usage and recycling
- Monitor utility consumption and develop and implement strategies for reductions
- Review consumption trends regularly with operations staff
- Manage and respond to environmental risks and hazards
- Keep abreast of new developments and industry standards and practices for efficient building operations by attending industry events and participating in company or industry committees
- Continually seek and engage staff in seeking opportunities for waste reduction and improvements in recycling
- Participate in tenant and staff community-support events as appropriate

PERSON SPECIFICATION
|
|
KNOWLEDGE AND EXPERIENCE
|
Mechanical:
- Boilers, cooling towers, refrigeration, HVAC units, pumps, fans, motors, elevators, escalators, lighting and energy controls, emergency generators and emergency equipment & procedures.
Electrical:
- High voltage systems, low voltage systems, primary and secondary transformers, HVAC control systems, lighting and power systems, telecommunication systems, motor controls.
Plumbing:
- Domestic hot and cold water systems, heating and hot water tanks, waste systems, all piping, heating, chilled water, sprinkler risers, sprinkler distribution and washroom facilities
Construction:
- General commercial building construction knowledge and experience. Able to read and review design drawings for construction, trouble shoot construction issues, review site conditions at construction sites, communicate with trades and maintain compliance with base building requirements.

Qualifications
|
- 5+ years’ experience as an Operations Manager or similar in commercial buildings, preferably retail centres.
- Class 4 Engineer’s Certificate or equivalent construction / operations management certificate is preferred. Direct experience in building redevelopment projects requiring input, ongoing support and participation.
- Strong working knowledge in construction, design, code and regulations
- Ability to write specifications and contract documents
- Knowledge in all facets of building operations, recycling and energy management
- Superior problem solving skills
- Previous experience managing and supervising staff & contractors
- The ability to work in a team environment
